Indicative fees for the most common transactions. We agree a fixed fee with you up front for standard work and tell you the disbursements separately.
Conveyancing — sale and purchase
Fees below cover freehold properties with clear title and no complications. Partial charges apply if a transaction falls through. Leasehold sales or all purchases attract an additional £250–£350 + VAT.

Additional charges
- Leasehold sales or all purchases: £250–£350 + VAT
- Money laundering identification: £20 + VAT per person
- Bank transfers: £30 + VAT per transfer
- Land Registry title documents: approximately £21 (payable to Land Registry)
Search and registration disbursements
- Land Registry searches: £7 OS1, £6 bankruptcy search
- Local searches (Westmorland & Furness): £110 + VAT local, £68 + VAT drainage, £86 + VAT environmental, £13.59 + VAT chancel
- Land Registry registration: £45 – £1,105 depending on property value and application method
Lasting Powers of Attorney
Registration with the Office of the Public Guardian is £82 per LPA, and processing can take up to 20 weeks. Our fees for preparing and registering an LPA are set out in our engagement letter once we understand your circumstances.
Wills & probate
Wills are quoted individually depending on complexity. Probate fees depend on the size and complexity of the estate. We'll provide a written estimate before we start.
