A century in Ambleside
Davenport & Scott trace their continuous presence in Ambleside back to the 1930s — the only firm to have been consistently based here since that decade. Along the way the practice acquired the long-established firm of Pattinson & Scott, and the name we trade under today has carried both inheritances forward.
Today the firm operates as Davenport & Scott Solicitors Limited (Companies House 07676559, incorporated 21 June 2011) from Lancaster House on Lake Road. We act for clients across the Lake District and throughout England and Wales.
Nick Davenport

Nick is a qualified solicitor with a background in law enforcement and has been based in Ambleside for over 33 years. He handles residential and commercial property conveyancing — including the unusual Lake District titles that come with practising in this part of the country — and oversees probate, estate administration, wills and lasting powers of attorney.
Tom Davenport
Director · CLC Licenced Conveyancer
Tom has been with the firm since 2011 and was appointed a director in April 2024. He read Politics at Liverpool and History at Lancaster, and he volunteers for a disability-focused charity outside of practice.
Natalie Prickett
CLC Conveyancing Technician
Natalie joined the firm in 2021 after eight years as a Sales and Lettings Negotiator. She is involved with Ambleside Christmas Lights in the community.
Ethna Davenport
Practice Manager
Ethna runs the day-to-day operation of Lancaster House. Her background is in the teaching profession.
